The project represents an opportunity to acquire a specialized orthopedic surgical center located in a prime area of New Cairo, with existing medical and surgical infrastructure suitable for developing a high-performance specialized healthcare facility. The center extends over approximately 700 sqm and includes the real estate asset, medical fit-out, existing equipment, and supporting infrastructure required for surgical operations. The facility includes: One major operating theatre One minor operating theatre Two recovery rooms Four ICU beds Four patient suites Three specialist consultation rooms Medical oxygen room Supporting clinical and medical service areas The proposed clinical focus includes orthopedic, musculoskeletal, and joint surgery, including joint procedures, sports injuries, arthroscopy, ACL reconstruction, shoulder surgery, fracture management, foot and ankle surgery, hand surgery, and selected advanced orthopedic procedures, subject to the facility’s licensed scope and approved capabilities. The investment strategy is to develop the facility into a multi-surgeon specialized orthopedic platform, with progressive improvement in utilization supported by outpatient clinics, physician referrals, institutional and insurance contracts, and both local and international patients. The EGP 160 million total investment includes EGP 150 million for the acquisition of the asset and operating facility, plus EGP 10 million to cover working capital and operating costs for the first 6 months. The opportunity combines the value of a prime healthcare real estate asset with the potential to build a scalable and profitable specialized operating business through higher utilization, physician network development, service expansion, and institutional contracting.
